Market
Does the price make sense?
Asking prices across the emirates we track, averaged from the projects themselves. Everything here is derived from records on this site — where a figure is missing, it is because we do not yet have a source we can name for it.
Asking price by emirate
Dubai
28 priced of 574 tracked · 940–5,400 AED/sqft
AED 2,337/sqft
Abu Dhabi
3 priced of 16 tracked · 1,290–1,420 AED/sqft
AED 1,363/sqft
An average over the projects we have priced, not over the market — and most projects we track carry no published price at all, which is why both counts are shown. A handful of priced projects in an emirate makes a weak average, and the pair beside each figure is there so you can judge that yourself. The five emirates absent from this list have no projects on file yet.
What is not here yet
- Achieved transaction prices. What a property sold for is a different number from what it is advertised at, and it is the more useful one. It needs a DLD transaction feed.
- Price trend. We hold one checked date per project, which is a snapshot rather than a series. A twelve-month change needs history we have not accumulated.
- Rental prices and yields. Needs Ejari data and completed stock to measure against.
These are listed rather than left out because a market page that shows only what it happens to have looks finished. This one is not, and the gaps are the roadmap.
